A large, build-to-suit 250,000 sq ft distribution centre has been let by XPO Logistics from Evander Properties.
The site is located at the firm's ten-acre Grand Central, Trafford Park development in Manchester.
Some 237,000 sq ft of warehouse space is included in the pre-let space, in addition to 13,000 sq ft of office space.
The facility will be used by XPO for distribution of the Missguided fashion brand - and construction of the building is set to commence in August.
Evander is the developer and asset manager of Legal & General's Industrial Property Investment Fund - and fund manager for this organisation Jonathan Holland emphasised the strategic importance of the north-west, as it has seen an increase in occupiers.
"This has been driven by the multi-channel revolution in shopping trends, which continues to generate new distribution requirements from retailers as well as from parcel form carriers," he remarked.
